Coastal demand surges despite rising prices
Spain’s coastal property market remains red-hot in 2025. According to new figures from mortgage comparison site iAhorro, home purchases in coastal provinces rose by 21.4% in the first half of the year compared with the same period in 2024. This growth came despite average prices climbing 3.4%, proof that attractive mortgage rates and strong pre-summer demand continue to fuel the market.
Buyers have been keen to act quickly—some to complete purchases before the summer, others motivated by a fear of missing out as supply tightens and prices show little sign of cooling.
Baleares, Barcelona and Guipúzcoa top the price charts
The national average for coastal property stood at €229,165 between January and June 2025, but regional differences remain stark. At the top end of the scale are:
Baleares – €357,286
Guipúzcoa – €309,972
Barcelona – €304,556
Vizcaya – €295,535
Málaga – €276,120
These provinces remain hotbeds of both domestic and international demand, where limited supply keeps prices firmly above the national average.
Murcia among Spain’s most affordable coastal provinces
By contrast, Murcia continues to stand out as one of Spain’s best-value coastal markets, with average prices at just €187,799—making it the third most affordable province after Castellón (€169,317) and Almería (€181,648).
Other provinces still offering properties under €200,000 include Tarragona, Cádiz, Granada and Asturias, but Murcia’s unique combination of sunshine, golf resorts, beaches and accessibility is drawing ever more attention from both Spanish and overseas buyers.
Even here, prices are edging upward as affordability attracts those priced out of more expensive hotspots like Alicante or Málaga. For buyers seeking a blend of lifestyle and value, Murcia remains one of Spain’s last affordable coastal gems—but catching up fast!
