Airbnb to Remove Unregistered Listings in Spain Under New National Rules
Spain’s Ministry of Housing has reached a formal agreement with Airbnb to begin removing listings that do not display a valid short-term rental registration code. Since 1 July 2025, this code is mandatory for all short-term lets—whether tourist, seasonal, or room-based—under the new national digital registry created by Royal Decree 1312/2024.
Airbnb will begin monthly reporting in August, providing authorities with data on all listings in Spain, including their national or regional registration numbers. Listings that do not comply will be removed from the platform, though hosts will receive a short grace period to correct issues. However, if a listing’s registration has been revoked, it will be taken down within 48 hours of ministry notification.
The regulation aligns with the EU’s short-term rental data-sharing framework (Regulation EU 2024/1028) and is aimed at improving transparency, reducing fraud, and protecting long-term housing availability for residents.
Demand for registration surged in early July, with over 260,000 applications submitted in the first week. The most common causes for rejection include missing tourist licences, lack of consent from the building’s community, or attempts to register subsidised or protected housing—strictly prohibited under the new rules.
While tourist rentals still account for the majority of all listings (Spain had 381,837 registered as of May), authorities expect a second wave of applications from seasonal and student-focused landlords as the academic year approaches.
